2025 marked a defining chapter in the evolution of Square One. It was a year of execution, delivery, and strategic growth that strengthened our position as one of Limassol’s most forward thinking developers.
From record sales and rapid off plan absorption to the launch of transformative landmark projects and continued investment in technology, Square One closed the year with strong momentum and a clear vision for what comes next.
This review highlights our achievements in 2025, the projects we brought to life, and the foundations laid for long term value creation in Cyprus real estate.
2025 was a year defined by scale, consistency, and buyer confidence.
These results represent more than numerical growth. They reflect sustained demand, repeat investor confidence, and a product offering that continues to perform in a competitive market.
Throughout the year, Square One strategically launched developments in established residential areas offering long term value and immediate buyer appeal.
In December alone, four new projects were introduced: NOA, ALDO, AURA, and LENNOX. Market response was exceptional, with a significant proportion of units reserved shortly after launch.
A key highlight was The Collection in Limassol’s historical centre. Nearly 50 percent of the project was sold within months of launch, with construction scheduled to commence in March 2026.
Across the wider 2025 portfolio, availability is now extremely limited, with most developments down to their final units. This clearly demonstrates both market demand and trust in the Square One brand.
In parallel with new launches, Square One progressed multiple projects from planning into active construction.
Developments including SOL, SORA, NUMORA, and PLAYA are now taking shape on site, marking the transition from design to delivery. Several under construction projects, including Park View and STAY4, are already sold out or close to final availability.
This reflects strong buyer confidence not only in the locations and layouts, but in SquareOne’s ability to execute and deliver.
2025 was also a year of delivery, particularly in Limassol’s most central and in demand urban districts.
Projects such as UKIYO, STAY1, and URBN were successfully completed and handed over, all fully sold out and located in key city centre areas.

The Docks is located in Tsiflikoudia, one of Limassol’s most historically significant coastal areas. Originally agricultural land during the Ottoman period, the district evolved into the city’s industrial waterfront in the twentieth century. Iconic Cypriot brands such as SODAP, ETKO, KEO, and LOEL once operated from this shoreline.
Today, Tsiflikoudia is entering a new chapter of cultural, residential, and commercial regeneration.
All former industrial sites have been acquired and are now being redeveloped into large scale residential, cultural, and mixed use projects. The former SODAP factory is set to become a landmark destination incorporating schools, museums, public squares, and a pedestrian only coastal plaza.
At the same time, the new coastal road Aktaia Odos will directly connect Limassol Marina to the Port, dramatically improving accessibility and redefining the entire waterfront.
At the centre of this transformation, The Docks comprises 93 residential units just 50 metres from the beach. The development features premium rooftop amenities including a pool, bar, gym, and sauna, as well as underground parking.
This is early access to Limassol’s next major seaside residential and commercial district.
Verengaria Heights is located on the former Berengaria military camp in Polemidia, one of Limassol’s most historically important residential zones. Developed in the 1950s for British military families, the area functioned as a fully integrated neighbourhood before being returned to the Republic of Cyprus in the early 2000s.
Today, Verengaria sits at the centre of one of Limassol’s most ambitious urban investment programmes:
Verengaria offers direct access to the Limassol Saitas motorway, connecting the city to Troodos and the wider island. Ongoing road upgrades and public space improvements are positioning the area as one of Limassol’s most accessible and future ready residential districts.
Verengaria Heights will comprise 152 apartments across one, two, and three bedroom layouts. Designed for both investors and owner occupiers, facilities will include landscaped gardens, two outdoor swimming pools, a leisure deck, gym, residents lounge, co working space, secure underground parking, storage, and 24 hour security with concierge services.

Located on Anexartisias Street near Agora and the Molos Promenade, The Collection returns SquareOne to the heart of the city. The project includes 70 residential units, rooftop amenities, and underground parking, offering city living with contemporary comfort.
Launched in late September, nearly 50 percent of units have already been sold. Construction is scheduled to begin in March 2026. The Collection reflects our commitment to revitalising the historical centre while maintaining design integrity and long term value.
In 2025, SquareOne acquired the historic ESEL building, Limassol’s first department store and a symbol of the city’s modernisation.
Our vision is to transform ESEL into a sustainable, carbon neutral hospitality focused landmark. The project will include 92 units, a rooftop pool, restaurant, gym, and wellness facilities, preserving its legacy while redefining its future. This forms part of our broader strategy to enhance the historical centre as a residential, business, and tourism district.
Alongside landmark projects, SquareOne continues its core offering of high quality boutique developments in premium locations. In 2025, SquareOne invested heavily in digital infrastructure to improve transparency and efficiency.
Both portals are designed to enhance trust, clarity, and user experience and will go live by the end of January 2026.
